Getting Started

How do I get started with Cedar?

Getting started is simple. Reach out through our contact form or email us at info@cedar.properties. We'll schedule a call to learn about your property, walk you through our management model, and determine if it's a good mutual fit. From there, we handle onboarding — including professional photography, listing setup, and pricing strategy — so you can be up and running quickly.

What types of properties do you manage?

We focus on distinctive short-term rental properties in the Catskills and Cape Cod. We look for homes that have something to offer guests — a strong setting, interesting architecture, or a sense of place. We're selective by design: a smaller portfolio lets us give each property the attention it deserves.

Do I need to already be listed on Airbnb or VRBO?

No. We can onboard properties that are brand new to short-term rental as well as properties already listed on platforms. If you're currently listed, we'll audit your existing setup and make improvements. If you're starting fresh, we'll build everything from the ground up.

What markets do you currently operate in?

We currently manage properties in the Catskills (New York) and Cape Cod (Massachusetts). If your property is in one of these markets, we'd love to talk.

Management & Operations

What does Cedar actually handle day-to-day?

We handle the full short-term rental operation: listing creation and optimization, dynamic pricing, guest communication from inquiry through checkout, cleaning coordination, restocking essentials, and resolving any issues that arise during a stay. Our goal is that you don't have to think about it.

Who handles cleaning and maintenance?

We coordinate professional cleaning after every stay. For maintenance, we work with a network of trusted local vendors. Routine maintenance is handled proactively; anything beyond a defined threshold is flagged to you before work begins.

Will I have visibility into my bookings and revenue?

Yes. You'll have access to a real-time owner portal where you can see upcoming reservations, revenue, occupancy rates, and guest reviews. We believe in full transparency — it's your home, and you should always know what's happening.

Can I block off time for personal use?

Absolutely. You can block dates for personal use at any time through the owner portal. We just ask for reasonable advance notice so we can manage guest expectations and avoid cancellations.

What platforms will my property be listed on?

We list on all major platforms — Airbnb, VRBO, and our own direct booking site (staywithcedar.com). Direct bookings save on platform fees, and we actively work to grow that channel over time.

Pricing & Revenue

How does Cedar's pricing work?

We use dynamic pricing software that adjusts your nightly rate based on demand, seasonality, local events, and competitor rates. The goal is to maximize revenue across the year — not just peak weekends. We set a pricing strategy together with you and can honor any rate floors you want to maintain.

What is Cedar's management fee?

Our fee is a percentage of gross rental revenue. The exact rate depends on your property and market. We'll walk you through the numbers on our intro call so there are no surprises.

When and how do I get paid?

Owner disbursements are sent monthly, typically within the first week of the following month. We provide a detailed statement with all bookings, revenue, and deductions for the period.

Are there any upfront fees?

In some cases there may be a one-time onboarding fee to cover professional photography and listing setup. We'll be clear about this upfront. Ongoing, our model is performance-based — we only make money when you do.

Your Property

Do I need to furnish or prepare my home before listing?

It depends on the current state of the property. We'll walk through it with you and provide specific recommendations. Some properties are ready to list immediately; others need some staging or stocking. We can advise on what's worth investing in based on expected return.

Will guests be vetted?

Yes. We use platform screening tools and have our own house rules in place. We also set occupancy limits and can restrict certain booking types (e.g., one-night stays, large groups) based on your preferences.
